PriceSpotter is Curbed's asking price guessing game. We provide you with some details and pictures from a listing, and you take a crack at the price in the comments. Wednesday reveal. And hey, cheaters never win, and winners never cheat!
As you may recall, this week's PriceSpotting subject was a "spacious, house-like" unit at 2001 Sacramento with "motivated" sellers. 3 bedrooms, 2 baths, 1,912 square feet and, as you noted, funereal appropriate furnishings (no, not included in the price). This week's guesses were quite high -- maybe it has something to do with all that "grant" and "formal" and molding. Actual price? $1,395,000 (after a recent $100,000 snip). Once anon commenter, after noting that 2001 Sac is indeed not a TIC, guessed closest at $1.35M. Thanks to all for playing.

And another one bites the dust. San Francisco was once home to so many independent booksellers, but soon the only place you'll be able to pick up a new paperback -- especially downtown -- will be at a Barnes and Noble. After 85 years at home in the Flood Building on Market at Powell, Stacey's Bookstore will be closing in March. The store's other outlets in Palo Alto, Modesto, Richmond, Cupertino, Los Angeles and San Bernardino have all already closed after seeing huge sales drops over the last decade -- 50 percent down since March 2001, to be exact (thanks, Amazon). Independent neighborhood bookstores are conducive stumbling across new, untold treasures and enjoying them in cozy reading spaces -- in the case of Stacey's, with a great view of Market Street. Go enjoy that for the short while you still can, and then we'll be seeing you guys at the library.

The Place: Looking to get into the glamorous landlord lifestyle? Then why not look into 1034 Potrero Avenue. Sure, it might not look like much from the outside, but with two two-bedrooms and two one-bedroom units, and on the market for only $695,000, this could surely be a money-making venture... Right?
The Catch: Not unlike so many for-sale rental buildings in the city, this isn't crappy staging. All four units are currently occupied, and at very controlled rents -- including one two-bedroom at $950/month (the other is going for a more market-rate $2,000). Sure, that'll cover your taxes, but probably not the mortgage. Luckily they're all month-to-month. So this is where that whole Ellis Act thing starts to look ever so appealing, hmm?

You may still have that five pounds and there may be scraps of wrapping paper lurking in dark corners, but at least one vestige of the holidays -- the old Christmas tree of hope has got to go. But you can't compost them yourself (too acidic) -- so what to do? Luckily, this year San Francisco is giving curbside tree recycling a go so you can just dump your shit on the sidewalk like you've always wanted to. Just remember to remove that ornament grandma gave you first, lest it become mulch, too.
